Hello everyone, Mike Fish here, the broker owner and property manager at MN Real Estate and Management in Baxter, MN. In today’s video, I want to address some common questions we’ve received over the past month regarding our distribution through the Expedia network, where our property listings appear, and the impact of choosing not to accept direct bookings on our distribution and exposure. While this may not be a topic that all property owners are concerned about, I thought it would be helpful to provide some clarity on the matter.

First, let’s talk about our distribution through the Expedia network. Expedia is a well-known online travel agency that helps travelers find and book accommodations. We partner with Expedia to make our rental properties accessible to a wide range of potential guests. When we list our properties on Expedia, they become visible to millions of travelers who visit their website and app looking for places to stay. This partnership allows us to reach a broad audience and attract guests from various locations.

Now, you might be wondering where our listings appear within the Expedia network. When we list our properties on Expedia, they can appear on several different websites and platforms that are part of the Expedia Group. Some of these include Expedia.com, VRBO (which is Vacation Rentals By Owner), and other popular travel and booking websites. This wide distribution helps us maximize our property’s exposure to potential guests.

One aspect worth mentioning is the decision not to accept direct bookings. Some property owners may choose not to accept direct bookings because they prefer to handle all reservations through platforms like Expedia. While this can simplify the booking process, it’s important to be aware that it may limit your property’s visibility. Expedia and other travel agencies have a broader reach and can connect you with travelers you might not reach through direct bookings alone.

In our case, VRBO is a particularly important partner in our operations. VRBO is a subsidiary of Expedia Group that focuses on vacation rental properties. By listing our properties on VRBO, we can tap into a specific audience of travelers who prefer vacation rentals over traditional hotels. This partnership has been valuable in expanding our guest base.

If you have any further questions about our distribution, the platforms we use, or any other aspects of our property management services, please feel free to reach out to me directly. I’m always here to assist you and provide the information you need. Thank you for watching this video, and I hope it has shed some light on our distribution strategy and partnerships. Have a great day!
