Platte Lake & Sullivan Lake – A Full Buyer’s Lake Profile
This is Mike Fish, broker and owner of Minnesota Real Estate & Management, and today we’re doing a complete lake profile on Platte Lake and Sullivan Lake. We’ve been doing these lake analyses one-on-one and privately for years, and it was recently suggested that I start putting them on the website as a resource. I think it’s a great idea—buyers consistently ask the same questions, and these two lakes deserve a proper overview.
I happen to live right next to Platte Lake. My boys and I fish it regularly, we ice-fish it every winter, and I will tell you honestly: when I moved here several years ago, I was amazed at how much of a hidden gem Platte and Sullivan really are. In terms of home prices and general popularity, they usually land around number 13 and 14 out of the regional lake rankings—still well below the “big-name” lakes, but absolutely packed with value and charm.
Because the lakes are connected, almost 2,700 total acres combined, and share many of the same buyer considerations, it makes sense to present them together.
What We Cover in a Lake Profile
When we create these lake evaluations, we try to answer the key questions buyers have before they drive 90 minutes up Highway 169 from the Twin Cities to see a property. Here are the common areas people want to understand:
Lake size and depth
Water quality and clarity
Recreational use (boating, fishing, tubing, paddling, etc.)
Shoreline types and overall “feel” of the lake
Whether the lake is quiet or busy
Local restrictions or lake-use rules
Fishing quality and species present
Public access points
Local amenities—restaurants, services, and attractions
Real estate values and recent sales history
Platte and Sullivan check nearly every box that lake-home buyers ask about.
Big Picture: Location & Accessibility
Both lakes sit just off Highway 169, making it a simple 90-minute drive from the metro. For many buyers, this convenience alone puts Platte and Sullivan on their shortlist. Brainerd is just a short drive away, meaning groceries, restaurants, bait shops, hardware stores, and medical services are all within quick reach.
Platte Lake: A Spacious, Quiet Recreational Lake
Size: ~1,750 acres
Max Depth: ~23 feet
Character: Quiet, spacious, family-friendly
Public Access: DNR landing available
Platte Lake is a great multi-use recreational lake and often surprises buyers with how large it feels once you’re out on the water. Although it’s on the shallow side, it offers:
Northern pike
Largemouth bass
Walleye
Crappie
Sunnies and bluegill
Platte does have areas with vegetation—fairly normal for a shallower natural lake—but there is a very active lake association that works hard to control curly-leaf pondweed and keep the lake in good condition.
Boating & Bridge Access
Platte connects to Sullivan under a very wide and high bridge. I cannot imagine many boats that wouldn’t fit under it, though buyers should still double-check based on boat height. It’s a smooth, scenic channel, and there’s almost always someone fishing from the bridge—often my kids.
Real Estate on Platte Lake
Over the last few years:
Lakeshore lots typically run $75,000 to $175,000+
Cabins and lake homes generally sell around $400,000–$410,000+
I’ve personally sold nine properties on Platte within the last three years
Platte remains quieter than many similar-sized lakes and is a fantastic option for buyers wanting value, elbow room on the water, and a relaxed lake environment.
Sullivan Lake: Deep, Scenic, and Strong Fishing
Size: ~1,200 acres
Max Depth: ~57 feet
Character: Moderate activity, stronger fishing reputation
Public Access: DNR access available
Sullivan Lake is just slightly smaller than Platte but significantly deeper—over twice the maximum depth—which contributes to clearer water and strong overall lake health.
Fishing on Sullivan
Sullivan is widely viewed as the better fishing lake between the two, particularly for:
Walleye
Crappie
Bluegill
Northern pike
Bass
And plentiful panfish
It’s a well-rounded fishery with consistent year-round action.
Real Estate on Sullivan Lake
Prices trend slightly higher than Platte:
Lakeshore lots are often closer to $200,000
Lake homes typically range $450,000–$500,000+
Eleven properties have sold on Sullivan in the last three years
Sullivan feels a little more active on a nice summer day but still maintains a very comfortable, family-oriented lake culture.

Final Thoughts: Why Buyers Should Consider These Lakes
Platte and Sullivan consistently rank in the top tier of value lakes in the Brainerd Lakes Area. As buyers are pushed off the larger, more expensive lakes, these two continue to rise in desirability. They offer:
Great recreation
Very good fishing
Convenient access from the metro
A peaceful Northwoods feel
Strong long-term value
Reasonable price ranges
Good potential for both personal use and STR income
