Our Hybrid Midterm Rental Program is a Win-Win for guests and owners!

Over the years, we have recognized a growing need for transitional housing in our area. For some time now, we’ve been accommodating multi-month bookings during what is considered the offseason in the lakes area. These bookings often cater to individuals moving to the area while searching for a home to buy or a long-term rental. Other times, they include people visiting for extended periods for work projects, traveling medical professionals, or families building a home and needing temporary housing.

This approach has proven beneficial for our short-term rental owners. During the summer, many owners aim for — and often achieve — rental income ranging from $10,000 to $20,000+ per month. September and October can also be lucrative, depending on the property, though offseason success is heavily influenced by factors like weather. Some owners perform exceptionally well in the offseason due to specific property features, while others may see a lower average rental income.

When we analyze the data, over half of our owners would find it more advantageous to secure at least one solid three- to six-month booking on the offseason. These longer bookings help stabilize offseason income and preserve more of the summer revenue. All bookings remain legally classified as short-term (one month at a time), but guests can lock in pricing and secure multiple months in advance.

Midterm Rental FAQs

Prospective midterm guests can explore our properties and review suggested pricing. However, to finalize midterm pricing, we require guests to contact us via phone or email, complete a basic application, and take the time to review our house rules and rental agreement. This ensures the property is a good fit for their needs. At the same time, we coordinate with the property owner to secure their agreement for the requested rental period of one to six months.

Over the years, we have accommodated a wide range of situations. Whether you’re in transition and need time to find a long-term rental or home, or you’re in the area for work for one to six months, we can help. We’ve hosted many traveling medical professionals, individuals working on various construction projects, and people relocating to the area who need time to secure a job or find their next home.

We encourage potential guests to browse through the homes we manage and check the calendar for availability. While this provides a general idea of what’s open, every midterm stay is negotiated on a case-by-case basis between the guest and the owner. Simply reach out to us via phone or email to get started!

Yes, our midterm rental program is essentially an extension of our short-term rental services. Like all our rentals, midterm stays include all utilities, professional cleaning, and the same high-quality service standards. This program is designed to connect with guests needing longer stays while offering a significantly reduced rate for extended bookings.

Absolutely! If you need a place to stay for just a month while sorting things out, that works for us. However, if the next month is not secured, guests must check out by 10 a.m. on the final day of their stay. If we receive a short-term booking for the following month, we may need to ask you to move to another available property, which might not be at the same rate, or find alternative accommodations.

To secure a month, we require a 25% non-refundable deposit. This policy balances the risk for both the guest and the property owner. If a guest decides to leave early, we will relist the property as soon as we’re informed and aim to fill the vacancy with a short-term renter. The 25% deposit helps offset potential revenue loss when a guest initially commits to a multi-month stay but changes their plans.

It’s important to note that if you don’t secure the following month in advance, we cannot guarantee availability, and check-out on the last booked day will be required.

We’re happy to meet potential guests at a property for an in-person viewing upon request. However, we also provide detailed videos and comprehensive marketing materials through our short-term rental program, which many guests have found helpful when selecting a property remotely. Most guests over the years have successfully chosen a property this way, but if you have questions or would like a tour of a property you’re considering, don’t hesitate to reach out!

There are a few steps to complete before move-in, including filling out an application, conducting a basic background check, signing a rental agreement, and processing rent payments. However, once we’ve matched a renter with a property and secured approval from the owner, we can typically finalize everything and allow the guest to move in—the whole processed can often be accomplished within 24 hours.

House rules and rental agreements vary slightly between properties. Contact us to discuss whether a property might be a good fit for you, and we’ll provide the specific rules and rental agreement for that property. The entire process is quick, easy, and can be completed remotely in just minutes.

The process typically begins when a potential guest gives us a call. We’ll assess your needs and work to match you with an available property. Feel free to browse through the homes currently in our program to see if any catch your interest.

Yes, there are several important points to understand:

  1. It’s important to understand that our midterm rental program is legally considered a short-term rental, meaning renters are not classified as “tenants” under Minnesota law and do not have the same legal protections that long-term tenants enjoy. We do not have to follow the eviction process and can remove a guest at any time for violations of the rental agreement or property damage. If a guest does not vacate by the 10 AM checkout time on the last day of their stay, we can remove them, as they have no leasehold rights to the property at that time.
  2. We require a 15-minute inspection on the last day of each month to check for damage or violations of rental rules, such as smoking, unregistered guests, unauthorized pets etc. As a short-term rental company, we reserve the right to immediately evict without a refund if a guest violates any rules meant to protect the property.
  3. When a guest moves in, they can expect the property to be professionally cleaned. Upon checkout, the property will also be professionally cleaned for the next guests. We charge our standard cleaning fee for each stay; however, with extended stays, there is a higher risk of the property being left in disarray. To protect our owners and future guests, we require a refundable deposit equal to the standard cleaning fee. If the property is left in good condition, the deposit will be refunded, minus any credit card processing fees. However, if the cleaning fee and deposit are used up because the property was left with damage or with extraordinary mess the tenant is responsible for any additional cleaning costs.
  4. As a short-term rental company, we maintain a higher standard of cleanliness, maintenance, and service compared to typical long-term management companies. We are always available 24/7 by call or text, and our internal and extended teams are ready to handle anything that may come up. Our midterm rental program provides guests with a worry-free housing experience while they are in the area for work or transition.
  5. We require a non-refundable 25% deposit to secure any given month. Full payment for each month is processed 30 days before the start of that month. If the payment is not processed, the next month will automatically be made available for short-term rentals, and the 25% deposit will be forfeited. We will, of course, notify the guest via text and email if this occurs and make sure everyone is on the same page.
  6. Guest can choose to move from one property to another on a month to month basis based on their needs, cost, and availability.
