Why Every Lake Home Listing Needs a Detailed Lake Profile
Why Every Lake Home Listing Needs a Detailed Lake Profile
By Mike Fish, Broker – Minnesota Real Estate & Management
When it comes to selling a lake home in Central Minnesota, there’s one strategy I always recommend — preparing a detailed lake profile. Some brokers do them, many don’t, but after years of selling lake homes and working with hundreds of buyers, I can confidently say: a lake profile can make a huge difference.
Why Lake Profiles Matter
Roughly 75% of lake home buyers in our area are from the Twin Cities or out of state. That means most potential buyers simply aren’t familiar with the lake your property is on. And as I often tell sellers:
“We’re selling the lake just as much as we’re selling the home.”
Buyers want to know what the lake is really like — not just the square footage of the property, but the experience they’re investing in.
What We Include in Our Lake Profiles
At Minnesota Real Estate & Management, every lake home listing gets a full lake profile. Along with our inside tours, outside tours, and video walkthroughs, we upload the lake profile as an MLS supplement and send it to every potential buyer or buyer’s agent who reaches out.
A great lake profile should cover:
Lake size and depth
Water quality and clarity
General “vibe” of the lake — quiet, recreational, family-friendly, fishing-focused, etc.
Fishing information and DNR resources
Winter and summer recreation
Nearby amenities (restaurants, trails, parks, golf)
Helpful links that give buyers more context and confidence
These details help buyers picture not just the home but the lifestyle that comes with it.
Why This Matters Even More Today
Over the years, one of the most common questions buyers ask is:
“Is it a good lake?”
“What is this lake like?”
If they only know big names like Gull Lake or the Whitefish Chain, they might overlook fantastic lakes that offer better value, less traffic, and more peaceful surroundings. A lake profile helps bridge that knowledge gap instantly.
A Recent Example
I recently listed a home on Platte Lake, a lake I know well because I live just a few miles away—and fish it often. When the seller asked, “You do a lake profile?” it reminded me again how valuable these are. For buyers unfamiliar with the area, that profile may be the very thing that gets them comfortable enough to schedule a showing.
Final Thoughts
A lake profile won’t matter to every buyer… but when it helps, it really helps. It builds trust, provides clarity, and often accelerates the decision-making process.
